Klein/Stanley Martin Project

Stanley Martin: 100 acres total, along PW Pkwy roughly from Buckhall Road to the extension of PW Pkwy (mostly the Klein farm property on the left as you approach Manassas). Commercial would be along PW Pkwy extended on the western part of the property, although it was left unstated how much commercial acreage there would be or what the commercial would consist of. They propose 350-400 homes on the residential part of the project which is to the east. Single family homes on 1/4 acre lots closest to Buckhall Road and townhouses bordering the commercial area on the west. The density far exceeds what is currently called for in the comprehensive plan on the eastern 40 acres that are planned SRR, but is less overall than if the residential density was maximized on the western area that is comp-planned as Community Employment Center, or CEC.  No detail on home style or size yet. No detail on the internal road system other that there would likely be an entrance on PW Pkwy extended and one on the PW Parkway across from Hynson Drive with traffic lights on both entrances expected. There would be a 50 foot buffer along the parkway and parkway extended. They plan to go to the Planning Commission in March to ask for an initiation of a Comprehensive Plan Amendment (CPA) to build more houses on the SRR area than is currently recommended and to build less commercial than currently recommended. This initiation, approved by the BOCS, will start the study process to possibly approve the proposed changes to the comp plan. The application for the CPA is below.
