Small Area Plans
Small Area Plans generally speaking are high-density housing and commercial overlay areas with reduced requirements for buffers, setbacks, etc. They are intended to provide walkable transit-friendly areas in various parts of the county.

Dear Supervisors,
We urge the county to finalize the various Small Area Plans before holding any further public hearings dealing with projects in the land area of the Small Area Plans. In particular, there are applications on file for the areas of the Dale City and Independent Hill Small Area Plans that should be put on hold until the plans are decided.
This just makes logical sense- how can we consider these proposals when we don’t yet know what the “blueprint” for the area will be? How do we know if the proposals conform to a plan that’s not yet written?
Further, since community awareness is key for these plans, we request that the county maximize efforts to reach out to community members through mailings, social media or any other method that reaches at a minimum the residents within a mile of the Small Area Plan. As always, we urge the County to consider community input as a primary component of the planning process.
